We are pleased to have obtained the exclusive listing on this Swisher County half-section ranch property. This improved grassland ranch is located in the southwestern Texas Panhandle.

LOCATION
The ranch is situated approximately 6.5 miles west of Tulia, the county seat of Swisher County, and 10 miles east of the community of Nazareth. Excellent access is provided, with one-half mile of State Highway 86 frontage on the north side of the property, and one full mile of paved FM 1424 access on the west. The property is located within a 45-minute drive to Amarillo and about an hours drive to Lubbock.

TOPOGRAPHY
The landscape of the ranch is mostly level soils of good quality. The property at one time was in farm production before being planted to improved grasses. The majority of soils are classified as Pullman Clay Loam with 0-1% slope, with the balance consisting mostly of Mansker and Estacado soils with slopes of 0-3%.

The grass cover is primarily bluestem. There are scattered elm trees that provide good shade for livestock in the summer months.

FARM SERVICE AGENCY BASE ACRES
The land was once in cultivation and FSA farm program base acres and yields are assigned on the land. Program payments have been sometimes triggered on those base acres. Current base acres and yields are as follows: Wheat 46.2 acres with a PLC yield of 50 bu; Corn 77.6 base acres and PLC yield of 136 bu; Grain Sorghum base of 19.8 acres and a PLC yield of 106 bu.; Additionally, there is an unassigned generic base of 153.2 acres.

IMPROVEMENTS
There are no structural improvements on the property. There are three irrigation wells that were used when the land was in cultivation. One well is currently being utilized for livestock water. Three-phase electricity is available along both the north and west sides of the property.

RESOURCES
The sellers do not believe they own mineral interest in the land. They are making no reservations for oil and gas, wind, or solar energy on the farm.

REMARKS AND PRICING
This property is currently being utilized for a livestock operation. With excellent access that includes pavement and electricity on two sides, the property would also make a good homesite or a farming/ranching headquarters location. The ranch is realistically priced at $1,400 per acre.
