Location:
The Mehaffey Ranchs 2,297 acres lies close to the geographical center of Texas, located near the town of Millersview in Concho County. Drive time from Dallas/Ft. Worth is about 3 hours, 3 hours from Austin, 1 hours from Abilene, and 45 minutes from San Angelo.

Water:
There are four earthen stock tanks that provide water to both stock and wildlife located on the property. There is a soil conservation lake on the property that is approximately 5 acres in size that could possibly be managed as a waterfowl hotspot during wet years. There are two concrete holding tanks on the east and west sides of the property that can be filled by a rural water line. From these tanks water can be gravity fed across the ranch to troughs to provide water for both stock and wildlife. You could also create guzzlers for quail at these locations pretty easily. There is another 1000 gallon holding tank that is filled by rainwater that supplies a trough on the west side of the ranch.

Wildlife:

Live Oak mottes around the earthen stock tanks provide shade and mast for the wildlife and the stock. The grass on the ranch is also very strong which will allow for the grazing of cattle. The soil disturbance caused from the cattle grazing also stimulates the forb production which is the main food source for most all wildlife during the spring and summer months. The ranch headquarters has an approximately 2,100 sq./ft. lodge under a total of about 6,000 sq./ft. of covered area that provides a large back porch that has amazing views of the Brady Mountains and the vast valley floor stretching toward O.H. Ivie Reservoir. The large covered area also provides plenty of covered parking in front of the lodge. The lodge is a 4 bedroom, 2 bath home with a large kitchen and living area. There are 2 HVAC units and 2 hot water heaters for each end of the lodge. Water to the lodge is supplied by a 15,000 gallon water collection system. The system has triple filtration and UV Max light. There is a 20/20 equipment barn as well. The county road frontage on the west side of the property has recently been high-fenced to protect the wildlife. The roads throughout the ranch are well maintained and provide good access throughout the ranch. The property has county road access on both the east and west sides, electric and water at both east and west sides as well.
