Location:
Penelope Farm is only a 1 1/2-hour drive south from downtown Dallas or Fort Worth, about halfway between Aquila Lake and Navarro Mills Lake. Just take I-35 East-South from Dallas or I-35 West-South from Fort Worth. Thirty-five minutes north of Waco, a mere 13 miles from West, TX, and just minutes north of Penelope, TX. Its proximity to Interstate 35 makes this farm even more attractive.
Water:
There are two dirt tanks on the ranch, affording livestock water in each pasture and some lively dove and duck shooting, in season. A new owner could take advantage of the seasonal creek and potentially create another source of water for livestock and wildlife. A 50-foot-wide water line easement runs through the property in a northwesterly direction.
Wildlife:
Duck and Dove hunting will be terrific on Penelope Farm. Approximately 500 feet from the northern fence (700 total feet from the arrowhead shaped water tank), sits an approximate 26-acre lake that holds a plethora of ducks during the migration every year. Land:
Penelope Farm is 99% open with excellent native grasses including little bluestem, side-oats grama and common bermuda. The owner has sprayed for weeds this year (2017) using Grazon and implemented 200lbs per acre of fertilizer. The place will carry 12 pairs from March to July, if properly rotated and the winter grasses get shredded.
The ranch is perimeter fenced and cross-fenced into two pastures, each with a water source for livestock and some tree cover for loafing on hot days in the summer. County Road 3221 borders the ranch along the southern fence line. The highest point on the ranch is at the southern entry gate, at 573, while the lowest point is in the western portion of the farm, near the seasonal creek, at 550. The soils on the ranch consist of Houston Black clay, Ferris-Heiden complex, Ferris clay, and Heiden clay, all well suited for pasture and wildlife.
