GENERAL DESCRIPTION:
Twin Creeks Ranch is approximately 378 acres located in Rusk County, Texas. This beautiful East Texas property is about 2 miles southwest of Henderson, Texas and is close to Tyler, Longview, Kilgore, Jacksonville and Nacogdoches. Twin Creeks is a well-balanced combination residential, ranching and recreational property. The scenic views from its charming 3 bedrooms 2 bath home, an abundance of wildlife, and 3 stocked bass fishing lakes make this property one of a kind.

IMPROVEMENTS:
Built on one of the highest points on the property is a beautiful 3,000 sf brick home with panoramic views of the ranch and countryside. The house has three bedrooms, two and one-half baths, with an office that includes a closet which could be a fourth bedroom. The master bedroom includes a built-in bath with garden tub, separate shower and divided dressing areas. Two additional bedrooms are on the opposite side of the home from the master, and have divided floor plans with a Jack and Jill bathroom and dressing areas. The living room is very spacious and has a wood burning fireplace with blowers. An updated kitchen opens to the living room, and includes an island and breakfast area with views looking out over the ranch. A formal dining area allows for entertainment and special occasions and is separate from the kitchen. In addition, the home has a covered front porch and back deck, and an attached three car carport with a storage room. Additional improvements include a large barn, corrals, storage buildings and a workshop.

TERRAIN/HABITAT/RANGE CONDITIONS:
Gently rolling pastures with beautiful views of the ranch and countryside. The property has excellent pasture for grazing cattle, hay production, and providing food and cover for native wildlife. Primary grasses include Bahiagrass, Bermuda, Fescue, and Johnson, together with some Burr clover. The ranch also has approximately 125 acres of mature planted pine, and forested hardwood bottoms that include post oak, blackjack, with some hickory found in the uplands, and white oak, red oak, ash, walnut, mulberry, ironwood, gum, elm, beech, and dogwood that grow abundantly in the low-lying areas.

WILDLIFE:
The property is rich in wildlife and is home to native whitetail deer, wild hogs, dove and has fantastic duck hunting on the three lakes and spring fed creeks that flow through the ranch.

WATER:
The ranch has a 6- acre bass fishing lake on the south side of the property that could be increased in size by raising the dam about two feet. There is a smaller lake below the house that is heavily stocked with fish, and a smaller stocked pond with a camp house. Three spring fed creeks flow through the property and supply year- round water. Shawnee creek flows along the eastern boundary of the property, Turkey Creek flows through the middle, and Parker creek comes through on the south end of the ranch.
