The Ellison Place is conveniently located approximately 3.5 miles west of Stratford, Texas. The tract has one mile of frontage, partially paved, on the north side of Sherman County Road L.

The majority of the Ellison Place is currently enrolled in the Conservation Reserve Program (CRP), with the entire property being in a good stand of mixed grasses. The CRP acreage is enrolled in three separate contracts totaling 424.57 acres. These contracts pay a total contract payment of $11,218 annually, or $26.41 per enrolled acre. The last payment of the contracts occurs in September of 2023.

The terrain of this property is level to gently sloping. Elevations range from 3,786 feet MSL in the northwest corner, descending to 3,746 feet MSL in the southeast corner.

The primary soil types are Sherm clay loam, Conlen loam and Sunray loam.

While no minerals are available with this offering, the ranch will convey with 100% of all surface rights and alternative energy rights.
