This property adjoins the Tennessee Wildlife Refuge Unit 4 and overlooks the Tennessee River. Gated access with a main road through the property. Great timber and a healthy deer and turkey population. The gate is an hour and a half drive to downtown Nashville and there are several great places to build on the property. This is a great recreational property, perfect for a getaway retreat.

Land

The land itself is rolling hills up to about 500 ft with some rock outcrops and seasonal streams. The timber is very good with a mix of hardwoods and pine. There are beautiful poplar stands on the hills with some white oaks on the ridges. Interlaced are very merchantable pine stands with some very big trees. On the riverside of the property is a slew that could provide access to the Tennessee River with some cleaning up.


Recreation

The hunting in this area is awesome. The adjoining Tennessee Wildlife Refuge does a great job planting for wildlife and managing most of the ground north of the property. To the south there is a good bit of ag land currently in soybeans. It should be an interesting deer season. Deer in the 150 class are in this area, sometimes even higher. The Tennessee River is known for its duck hunting and fishing. The property itself is perfect habitat for turkey. There is turkey sign in all the bottoms. The ridges will be hot during turkey season.

This part of Tennessee provides a comfortable climate year round. The summers are typically warm and humid with the average temperate reaching the upper 70s and 80s. On average, there are 202 sunny days a year in this county. Spring and Fall tend to provide moderate temperatures, with little rainfall.



History

Benton County was formed in 1835 from portions of Humphreys and Henry counties. Benton County is located in Northwest Tennessee, bordering the western branch of the Tennessee River. This area is very well known for its duck hunting and fishing.
The Tennessee Wildlife Refuge is located just North above the property. The refuge provides habitat for numerous resident wildlife species and other migratory birds. The refuge consists of a diversity of habitats including open reservoir waters, bottomland hardwoods, high quality oaks/hickory forests, freshwater marsh, agricultural lands and some of the largest and highest quality moist soil managed impoundments in the nation.
There are a few parks within a short distance from the property. The Nathan Bedford Forrest State Park is approximately 30 minutes from the property. This Tennessee River Park is known for its crafts, commercial fishing, and musseling. This park offers more than 20 miles of hiking trails.
Mousetail Landing State Park is approximately 25 miles from the property. This is a 1,247 acre state park located on the eastern bank of the Tennessee River. The park was established in 1979, making it one of the most recent additions to the Tennessee State Park System. This park is known for its bass, bream, crappie, stripe, and catfish. Mousetail landing also has very nice campsites with hookups for overnight guests.
Montgomery Bell State Park is another beautiful park located within an hour of the property. There are three lakes nestled in between 3,850 acre park. Visitors often soak up the sun or swim the beach shores.
The Paris Landing State Park is another wonderful park located within 45 minutes from the property. This 841 acre park is located on western shore of the Tennesse River. The park sits on the widest part of lake making it a great location for all water sports such as boating, fishing, and watersiing. This park also offers a beautiful 18 hole golf course.
