Tow Creek Ranch is located just 13 miles from downtown Steamboat Springs (a world-class Ski Resort and wonderful mountain town) directly off Highway 40. Tow Creek Ranch offers +/- 2,160 unencumbered acres of varied terrain including lush meadows, dark timber stands, mountains and valleys. Homesteaded in 1906, this third-generation ranch is being listed on the market for the first time in its history.

No conservation easement exists on the land, so no restrictions on usage. The Ranch boasts miles of established access roads that connect valleys and ridge tops to allow for ranching, hunting, recreation and exploration. Within the property there are multiple building sites that open up to exceptional views of the ski mountain.

The current home was built in 2006. The efficient and unpretentious, architect-designed building has polished finishes, three bedrooms with 2.5 baths, 2 car garage, mud room and has been kept in immaculatecondition. The property is perimeter fenced off from surrounding ranch parcels almost entirely with high tensile fencing to encourage healthy migration of deer, elk and other wildlife. An unfenced section of the ranch (approx. 1 mile) borders 640 acres of State Land, which is currently leased by Tow Creek Ranch with agricultural and recreational leases.

Over the past twenty years the owners have worked with the Colorado Division of Wildlife, Colorado State University and the USDA to restore lands, which had been badly overgrazed. In 2011 they received Landowner of the Year Award for their efforts. Improvements included restoring streams, logging downed trees for fire safety and bringing back meadows that had gone to weed. Most recently completed was the bee pollinator garden. The result is a healthy ecosystem that attracts and supports a variety of wildlife and plant species. Notably, the ranch was the site of one of the first oil wells drilled in Routt County and lies above the Niobrara Shale Mineral Fields. Some mineral rights are included.
