ACREAGE AND DESCRIPTION
Comprising 270 +/- of deeded acres and a Forest Service allotment of 8,319 acres that is allotted for 165 head year round.
OPERATIONS AND IMPROVEMENTS
The Saddle Up Ranch has been operated as a cattle ranch with extensive newly built improvements. Separated into six pastures on the Forest and the headquarters land used as traps, this ranch is set up for fluid rotation and handling of livestock. A combined 150,000 gallons of water storage scattered throughout the ranch and in each pasture with multiple drinkers off each storage makes this ranch very well watered. Seasonal live water, spring water and dirt tanks are also scattered throughout.
The main livestock pens at the Headquarters are built out of steel that has a sorting alley, powder river squeeze chute with a hay barn, tack room, workshop, and horse pens nearby.
The home is a two-bedroom, one-bathroom, 1,400 square foot home with wrap around porches.
WILDLIFE
The area is known for mearns quail and great coues deer hunting. Javelina, mule deer, bobcat, mountain lion, fox, dove, and other wildlife are prevalent in the area.
